    We asked Matthew to clarify the key difference between Demolition and Site Clearance.

    What exactly does the term ‘site clearance’ mean in the context of your work, and how does it differ from the demolition phase?

    The difference is in the scope. A demolition site clearance might solely be to demolish the structure and leave the rest of the land untouched. A full site clearance, however, means the removal of structures, debris, vegetation, and possibly the top layer of soils. The client might also ask for drainage and services to be marked out so the site is ready for its next use, whether it’s construction or remediation.

    In your opinion, what’s the single most important reason a client should invest in professional site clearance?

    The reason a client should invest in a professional site clearance is to have the peace of mind that all waste removed from the site will have the relevant waste transfer notes and will be cleared by trained and competent people.

    What are some of the most common and challenging materials you have to deal with on a site clearance project?

    Anything hazardous, really, whether it’s asbestos that has been dumped and broken up or buried, chemical drums which have been left with no markings and have to be sampled and tested before disposal, and the usual needles and sharps that have been thrown over walls and fences.

    How do you manage the unforeseen, like discovering buried foundations, hidden pipes, or unexpected contamination, during a clearance?

    There needs to be good communication between the client, the operators on site, and the managers in the company. If something is discovered, the client will be informed immediately. A possible plan of work can then be discussed that suits both the client and the operator.

    Can you walk me through the typical process from the moment you first survey a site to the final sign-off?

    When we first enter a new site with the client, we get an understanding of what they want as their finished product. From there, we can assess and work out estimates for time, types of waste on site, and what is to stay or be removed. Once we have these estimates, we can then work out a quotation. If the client accepts, works commence, usually with any testing or sampling required first. Once the test results are back, waste disposal methods can be arranged. If all goes well, everything is removed, and there is a final meeting with the client, along with all the waste transfer notes and any reports of our findings.

    Safety, Regulation, and Our Commitment

    How has the emphasis on health and safety in site clearance evolved since you started in the industry?

    From me starting 20 years ago to now, there was very minimal health and safety and no requirement for method statements. Over the past 20 years, there have been numerous changes in regulation, particularly in the waste industry, where the duty of care and digital waste tracking have been heavily enforced to prevent illegal waste tipping and fly-tipping.

    What kind of specialised training and certifications are essential for your team to carry out a site clearance safely?

    Requirements for operators on site are a CSCS card, manual handling, asbestos awareness, and asbestos non-license removal. CCDO cards are needed if the site clearance follows a demolition job. We also require NPORS cards for the plant operators. We also conduct in-house training through toolbox talks on various diseases, such as silicosis and leptospirosis, as well as machinery identification and waste identification of sharps, including how to handle them safely.

    How do you ensure the safety of the public and surrounding properties during a large-scale clearance project?

    The safety and protection of neighbouring properties are of high importance, so we ensure good communication with the neighbours before starting any project. This includes complete segregation between the public and the workers on site, with plenty of signage and a couple of trained banksmen.

    What are the key legal and regulatory requirements that govern site clearance in the UK, and how do you ensure compliance?

    Key legal and regulatory requirements for UK site clearance include adherence to the Control of Asbestos Regulations 2012, the Environmental Protection Act 1990 for waste management, the Construction (Design and Management) Regulations (CDM) 2015 for health and safety, and the need for a Section 80 Demolition Notice for demolition projects. Compliance is ensured by conducting thorough site assessments and risk assessments, obtaining necessary planning permissions and permits, implementing proper waste management and pollution prevention measures, ensuring all equipment is suitable and maintained (PUWER), and providing workers with site-specific training and inductions.

    How does recycling and reclamation apply to site clearance?

    What happens to the different types of waste you clear, such as concrete, soil, vegetation, and metal?

    All soils, if uncontaminated, are screened and reused. All concrete and bricks will be reclaimed or recycled. All metals and non-ferrous metals are recycled. Green waste is removed and sent to another site for composting.

    What are the biggest challenges you face in achieving a high rate of recycling on every job?

    The biggest challenges in recycling on-site clearances are when material has been buried, rotten for years, and is highly degraded.
